The UK House price index for November 2022 has just been released, and it shows the annual percentage change for average UK house prices was 10.3% in the year to November 2022, compared with 12.4% in the year to October 2022 and 9.8% in the year to September 2022.
In Scotland, the average house prices increased over the year to £191,000 or +5.5%, and West Lothian continued to outperform the market average.
But what does this mean for houses for sale in West Lothian in January?
There is no denying that the market has moved to more of a buyers’ market as the fallout from the mini-budget with the impact of increased interest rates, inflation, and affordability continues to bite. However, that said, we have started the year off strongly, with our properties in West Lothian still selling well despite economic conditions. Good homes remain sought after, and with proper marketing and good negotiation skills, sellers and buyers are looking to move.
We have also experienced several sellers coming to us through referrals. For example, a recent seller had been on the market for 2 months with no viewings through their previous agent and quite rightly was fed up. Neil spoke to the seller and advised how we could help her sell her home and discussed how we would present and market her property differently. She duly engaged our services, the property was on the market for under a week, and we were delighted to report that we not only had several viewings but also received an offer.
Yet more evidence is that the opportunities are there with the right agent and marketing when selling your home. It is the difference between SELLING YOUR HOME OR NOT SELLING YOUR HOME.
