Our Seller Says:

"We bought the house because it was in a cul-de-sac and had a good size garden. I loved that it had a separate utility room so I didn’t have to have washing in the kitchen and has its own sink and a door to the garage. We also liked its long drive and visitors parking area as we have a large family and this means they can park easily when visiting.
I love the garden which lets me sit in the sun to have my morning coffee in the summer on the small patio area near the house and in the afternoon I can sit on the other patio and enjoy the afternoon and evening sunshine.
My favourite room is my granddaughter’s bedroom. She’s such a girly girl which is why it’s pink and she loves playing with her dolls house in her room. I also love the kitchen diner for its space and the morning sun.
The neighbours, they are lovely. We have some young couples, some middle aged and some retired. They are all exceptionally friendly and helpful without be too intrusive. Everyone tends their gardens well and it has a lovely feel to it.
The Grapes pub in the village is great for a meal or a drink as are the Black Bull and Fork and Field in Mid Calder. I love that Livingston Centre and the Designer outlet are so close by. I also like that the bus into Edinburgh ( and Livingston) is only a few minutes walk away and Kirknewton train station is also on a bus route if I want to go to Glasgow to eat and have a drink and leave the car at home. I’m an avid reader and East Calder have an excellent library which my grandkids love to visit with me. There is also Xcite gym less than 10 mins walk away.
East Calder has a great Gala week in the summer when the whole community enjoy parades, races and family fun."

This fabulous home is well located within a short distance of local parks, Xcite gym, Scotmid with ATM, hairdressers and many transport links. To the front of the property is the driveway easily affording parking for 2 cars, single garage and a neat lawned garden with colourful bedding.

Starting with the vestibule, which houses a useful guest cloakroom fitted with a white WC and wash hand basin. This then opens into a welcoming entrance hall accompanied by high-end glazed oak doors and a carpeted staircase leading to the first floor. The light-filled lounge is elevated by tasteful décor and a bright window to the front aspect, together with a cosy alcove tucked under the stairs. This room offers abundant space for living room furniture, ideal for quality time with loved ones. The floorplan flows naturally through to the well-appointed dining area lying adjacent to the kitchen and taking advantage of the twin windows looking out across the garden, allowing an abundance of light into the space. A highly modern kitchen is supplemented by a full range of glossy white base and wall units, which is complemented by the sleek grey worktop and tiled flooring, presenting a contemporary space to whip up delicious meals and enjoy with the family. There are integrated appliances of a double oven, Siemens hob & hood, fridge and dishwasher with space for free-standing white goods in the wide utility room. Access is also given here to the integral garage and the rear garden.
