Our Seller Says:

"We bought the house because Livingston Village has always been an admirable location for us and with the primary school a few minutes walk, Livingston Inn for family lunches and Almond Valley heritage centre on our doorstep. We love the house because it’s been a great family home for us all; Our two boys have grown up here and been able to enjoy our lovely garden and have the space indoors to play freely. The garden is our sanctuary, the sun is in the garden from early morning until late evening meaning breakfast, lunch, dinner and a quiet evening drink is always pleasant. We will miss the space we have in our house and the privacy of a huge garden. There are many walking trails in the area and we enjoy taking the boys round the cycle route."

The property is set at the corner of a quiet cul-de-sac and offers a monoblocked driveway providing parking for up to 4 vehicles and a single integral garage with an electric roller door.

Stepping into the bright entrance porch, you are immediately struck by a wonderful sense of light and space, that is complemented by oak wood laminate flooring that runs to the hall, study and lounge. In the hall there is handy storage for coats and shoes in a built-in cupboard and access to a comfortable study/fifth bedroom that faces to the front of the home.

Leading to a well-appointed kitchen replete with a wide range of cream high gloss base and wall units with light oak worktop which is offset by the herringbone style flooring. This benefits from deep pan drawers, an integrated oven, 5 ring gas hob, hood, fridge/freezer and microwave, finished by a fitted breakfasting bar to enjoy a morning cup of coffee. The inviting lounge exudes light and space from the large picture window looking across the rear garden, and is accentuated by a contemporary feature fireplace and spotlighting to the floor. The flowing layout then naturally takes you to a tastefully arranged formal dining room highlighted by glossy marble effect tiled flooring, perfect for elegant dinner parties. Lastly, the ground floor is completed by an immaculately tiled three piece shower room and access to the garage and garden.

Moving up to the first floor, the generous master bedroom spans the length of the home and features ample floor space for bedroom furnishings and a versatile separate area to the front currently set up as a games room but would also make a great dressing room. Bedrooms two and three are both stylish doubles, that benefit from welcome storage space in built-in wardrobes. The fourth bedroom is a large single fitted with plush grey carpet that runs through the first floor, and used as a TV room. Fully tiled in gleaming white and contrasting grey tones, the spacious family bathroom easily caters to busy bath-times with a four piece suite of bath, separate walk-in shower enclosure, WC and wash hand basin.

Outside, the home makes full use of its large corner plot and offers a variety of areas for children and adults to enjoy. Fringed by hedging and neighbouring woodland ensuring privacy and taking advantage of an open Eastern aspect, the fabulous garden is formed by a raised decked hot tub section and a paved patio perfect for long, summer barbecues. A premium artificial lawn section is low maintenance and child-friendly, whilst the summer house is fully equipped with lighting, power and heating, ideal as a home gym, garden bar or studio.

Extras: all floor coverings, blinds, light fittings and integrated appliances, free-standing washing machine, dishwasher, tumble dryer and hot tub. Please note no warranties or guarantees will be given with these.
